Today I'm quite excited to introduce to you the largest residential project in Latin America and most probably in all America. And we're talking about Larimar City and Resort. The name says it all. It's a city and a resort, right? It's a truly unique concept with over 20,000 properties that will be built over the next decade. That's quite impressive. It's going to be delivered in six phases and the first phase will be at the end of 2026, beginning of 2027. And the following phases will be built in a way that respects the lifestyle obviously of the residents from phase one. Now, if you're looking to invest in a second home or in a sun destination property, folks, don't look anymore. Larimar City and Resort located in the Dominican Republic, most specifically in Punta Cana is exactly what you're looking for. Why? Well, as we know, the current market in Canada is not very favorable for buying. Prices are extremely high and other cost have also increased dramatically in recent years, as you must be aware. Florida is another key market for us Canadians. It has also lost some of its appeal. We're talking about HOA, hurricanes, we're talking about insurance cost. And with the current political climate, we know that many Canadians who own properties in Florida are now looking to sell those properties. And in other destinations like Portugal, like in Mexico, it used to be very affordable, but now prices have already became very expensive. This is why today I'm taking the time to give you a complete presentation that you can easily share with your friends and family. who may also be interested in Larimar City and Resort. Now, the key question, why should we invest in Punta Cana? So I'm going to give you five reasons to invest in Punta Cana and most specifically in Larimar City and Resort. Reason number one, the wow effect. What makes Larimar City so impressive in other words? Well, if you're a golf enthusiast, you'll have access to two golf courses. Now, the first one will be an internationally renowned 18-hole course, and the other one will be a smaller one. It's going to be a nine-hole course right on the edge of the cliffs. Trust me, it's going to be impressive with the view, the spectacular views over the Caribbean Sea. Next, there will be a casino on site. So imagine, we know that there are some people who travel specifically to visit casinos all across the world. Here, the casino will be on site, so you don't need to look anymore. Now, for those who need regular medical follow-ups or for retirees, you won't have to look around for a hospital because we have a medical center right on site at Larimar City and Resort. And if we have an emergency, we have the Bavaro Hospital, which is less than 10 minutes. Now, that's a bonus for people who plan to live there all year long and who need, you know, ongoing medical care. Now, if you have a young family with children in school and you want to live in the south all year long, no problem. Larimar City and Resort will have both elementary and high schools. That's a plus for you guys. There will also be indoors and outdoor spaces for children who can play safely. Now, talking about safety, Larimar City and Resort will have a 24/7 security. It's actually a gated community, folks. Let's talk about food. The gastronomic offering will be exceptional. You can live there self-sufficiently with cafes, restaurants, pharmacies, convenience stores, and grocery stores. Everything will be on site, including a wide variety of places to eat very well. For example, we know that we're going to have a need for scooters or small electric cards. So we need a business person who will open his shop on site offering these products. So if you're an entrepreneur and you want to open a store that fits with Larimar City's and Resort umbrella, you are welcome to set up your business here at Larimar. Now, most of the buildings will have their own gyms, plus you will have like common areas outside to play and to practice your sport. So we're talking about basketball courts, tennis courts, volleyball courts, swimming pools, and believe it or not, we'll have artificial beaches on site. So everything will be there for those who want to stay active whether it's out indoor or outdoors. Even though we're not directly on the beach, we have our private beach club, which will be exclusive to Larimar City and Resort's owners. First of all, we have artificial beaches on the side as I said before, but there will be a frequent shuttle taking you from the site to the beach. It's going to be based on demand. So you can simply hop on this shuttle and head to the beach club, which will be approximately 15 minutes from side. And you can spend the full day at the sea if you want. We will have a restaurant service, we'll have like a the full beach club service with towels, umbrellas, lounge chairs, and everything you need. So if you're a beach lover, be assured, everything has been planned and thought and it will be ready for you guys. Reason number two, the credibility of the developer. Now, who is behind Larimar City and Resort? Well, folks, the real estate developer is called Clerp Estructura. It's a company from the south of Spain, uh, which is called Murcia.

[5:17]It's also a company listed on the Madrid Stock Exchange. So for me, this is very reassuring because, as we know, if we're talking about a company listed on the stock exchange, they have to report information on a quarter basis to their shareholders. So we're talking about transparency and we're talking about efficient communication. That means financial statement and how the company is progressing and how sales are advancing amongst other things, obviously. And so far, we have only good news to be reported. Now, this information is obviously reported by accountants and financial experts. So to me, personally, that was a point that I really appreciated. Reason number three, the short-term rental program. This is a key point for investors, right? I have clients who have properties in other markets, beautiful Airbnb properties. But think about it. They have a personal manager over there and then on a monthly basis, they report the number of nights that they have booked their place on Airbnb. Let's say the person says, well, we've booked it seven nights this month, 17 nights, 23 nights. How do we know if it's true or not, right? Well, at Larimar City and Resort, this is a turn key program, you know? The program will take care of your clients. We will welcome them as if they would arrive at a hotel. Everything is taken care of, maintenance, booking, and then we'll send you a monthly statement with all the expenses that will be deducted out of your revenues, and then the balance will be deposited in your bank account at the end of the month. So the way it's going to work is once per year, you will submit your yearly calendar and you can say, for example, okay, listen, I want to be there in my condo for the month of January and February and for the rest of the year, I want to give it up to the short-term rental program. Well, everything is going to be taken care of you. But if you decide to put your condo available for rentals, you need to get the furniture directly from the short-term rental service. Because obviously, if somebody would love reds or let's say red deers, they would have red deers everywhere in the apartment and then it would be more difficult for the program to rent it. So the goal here is to have a standard and keen look and feel. It has to fit under the Larimar City and Resort Umbrella. Reason number four, and honestly, that's one of the most important one to me, is the security that we have for our financial deposits, okay? I have visited a lot of developers in Latin America. They all have in the contract that our deposits are secured. But let's say they go bankrupt. I mean, who's going to be sending us back the money? We don't have this guarantee, right? So what I really appreciated about Larimar City and Resort is that they have considered an external company, an insurance company. And Larimar City and Resort pays approximately $2,000 per property per year. So whatever happens with the developer, whatever happens with the project, we have a safety net with this insurance company, which is external. Now, the last reason, reason number five is the purchase price point. Good news. It is not as expensive as we can see in other markets such as Portugal, you know, in Mexico, in Florida. You know, those destinations have been extremely popular in recent years. But now, we know that they are much less affordable, okay? That doesn't mean that they don't have beautiful real estate projects, but at Larimar City and Resort, in phase one, today, you can buy a one bedroom for as little as $100,000. And we're talking about a high-end project. So one of the reasons why they can offer competitive price points is because the land is not right on the beach. We're about 15 minutes away from the beach. The second reason why Larimar City and Resort can be so competitive with their price points is that on site, they have one stone that is called Coralina. Coralina is one of the main raw material used in a real estate project in Dominican Republic. So guess what? They don't have to pay for that. So we're not on the beach, so it's not as expensive, and we have the specific stone that we need to build the project. So those reasons are good enough to offer some extremely, or most probably, the most competitive price points in Latin America when we're talking about high-end project. If you look in the description, I've included a link to the Larimar City and Resort magazine. This is not a small thing. When an organization has its own magazine, it means that the resources are there. It also means that the marketing team is in place and working efficiently. It means that project is being talked about on a global basis. Take the time to look at it, guys, you will get more familiar with the project. Trust me, you will be impressed. Now, for those who are familiar with the Punta Cana region, you can see on the screen at the top right, there is the Punta Cana International Airport. And right underneath the airport, there is what we call the village of Punta Cana. Now, that's where most multinational companies have their head offices. In fact, Larimar City and Resort head office is located in the village. And right next to us, we have the Scotia Bank head office of Punta Cana. That's where I usually stay when I go to Punta Cana because I have access to condos, I have access to townhouses, villas, it depends who I go with. And we also have a beautiful commercial developments with a lot of high-end restaurants, boutiques and I can walk from the restaurants to the office to my place. This is not a site on beach, but I'm very familiar. It's very efficient because everything is there as an expat. Now, if we still look at the map, we see that Larimar City and Resort is located a bit to the west bound from the airport. It takes now approximately 30 minutes to get from the airport to the site. Now, if we look at the map, we see the international airport and then we see the site on the west of the airport. Right now, it takes approximately 30 minutes because we have to make a big loop from the north. But the good news is that there is an existing highway from Punta Cana to Santo Domingo. And right now, the local authorities are building just a little exit from the highway to access the Larimar City and Resort site. The last time that I was there a few weeks ago, I've been on this exit. It's already very much advanced and it should be completed by the end of 2025. Now, from this exit, it will take less than 15 minutes from the airport. So this is unbelievable. Will be 15 minutes away from the airport, will be 15 minutes away from our beach club, which will be north of Bavaro. And we'll be just a few minutes away from all the key, you know, amenities that we can find in Bavaro or in Punta Cana. If you look at the northeast portion of the Larimar City and Resort site, you'll see a cliff. In fact, this cliff offers some of the most spectacular views over the Caribbean Sea, guys. Every time I go there, I go on the site and I'm quite impressed. Later in this presentation, we'll get to talk about the specific properties that offer this unbelievable view. So we're talking about the Horizon View building, we're talking about the Breeze building and the Prime building. These towers are located right near the edge of the cliff. Now, if you're looking for the view, you want to go in one of those buildings. Now, what is so special about this Horizon View building? Well, this building is considered to be the crown jewel of Larimar City and Resort. Why? Because it's in a U-shape, right? And it's facing the Caribbean Sea. So this is the best proposition for those who are looking for the wow effect or for the most spectacular view. You're looking for views? Don't think further. The Horizon View building is the one that you need to look at. Okay, so in this tower, we have two bedroom condos, we have three bedroom condos, and we have four bedroom penthouses. They're quite unbelievable, and they're not at $1 million or at $2 million as we can find in Florida. They're at approximately $900,000. It has a total of 16 floors. So once again, if you're looking for a spectacular view, look no further. It's Horizon View because there's nothing blocking the view from your place to the Caribbean Sea. Paradise Tower. If you're an investor, if you're looking for the best investment proposition, think no more. This is the paradise that you're looking for because, as you can see on the map, they're located right behind the Prime Towers and right behind the Horizon View. So it has no view. Obviously, it's going to offer a view over the swimming pool or over the field and some playground. But it has no view over the Caribbean Sea. So good news is that tower one and tower two are completely sold out. So we started to sell tower number three a few weeks ago. It's going very well, right? So tower number four will be released in a few weeks or in phase two. So really, as I said before, what makes Paradise Towers unique is simple. It's the price point, right? So this is where we can find a one bedroom condo at approximately $100,000. And this is where we can find a two bedroom condo at approximately $161,000. So this is the best price for your pocket. So the Prime Towers are 16 story buildings with about 180 apartment in each tower. Okay. We have one bedroom, two bedroom and three bedroom condos in this tower. The Paradise Towers, we have one bedroom condos, two bedroom condos and three bedroom penthouses. So as far as the Prime Towers and the Breeze Towers, they are already sold out. So don't worry, in the upcoming phases, we'll have similar offerings. Now, let's talk about the townhouse. If you're a golf lover, this is a wonderful news because guess what? The townhouses are located right on the golf course. This is one of my favorite properties on the side because it includes three bedrooms. It's got a beautiful floor plan on two levels. It has 3.5 bathrooms. It has two outdoor parking spots, and you have your own backyard. And in that backyard, you have your private outdoor swimming pool. How wonderful is that? Now, the townhouses, they come in a bundle of 10. So we have two corner units and we have eight middle units. The corner units are at $330,000, and the middle units are at $305,000. This is quite an impressive price point for a three bedroom townhouses on two level with the two parking spots that I was talking about in the private swimming pool. This is why I love townhouses. A bonus point for the townhouses is that it comes with a family membership for the golf course. That membership is worth about $10,000, and it's included in the purchase price. And it's important to understand that this membership does not stay with the property, it stays with the owner. So it's an exclusive privilege to the owner. So when you rent your townhouse, your tenants will not benefit from that membership. When you look at similar townhouses in other parts of the world, like Florida, for example, you'll often look at over a million dollar price point for those similar townhouses. So $305,000 for one townhouse is truly a great deal. It's not always going to be at this price point because from phase to phase, prices will increase. Now, I come from a big family with seven brothers and sisters, and now we have 10 nieces and nephews. For me, this is an ideal destination. You have your two-story townhouse with a private backyard. You also have access to the nearby activities like playgrounds, volleyball courts, basketball courts, tennis courts, and artificial beaches just steps away from your townhouse. Some townhouses even have connecting interior doors that link one unit to another one. For me, for family gatherings or for big trips with friends, the townhouse is perfect. Now, the ultimate property at Larimar City and Resort, obviously, the villas. The villas are simply spectacular. You know, we have different models. Obviously, we have a single level villas with three bedrooms and we can go up to two story villas with five bedrooms. As you can see on the images, these are stunning. They feature a large swimming pool that runs alongside the kitchen and the living room. They have an outdoor area for barbecues, they have a large terrace, and in the Dominican Republic, it's warm all year long, as you probably know. So it's important to feel quite comfortable outdoors. The villas, just like the townhouses, are located directly on the golf course. They give them a rare and exclusive appeal. Now, one thing that we need to understand with the villas is that we are going to build a total of 500 villas. 250, so half of it will be built in phase one, and the other half will be built up until phase three, right? Now, as we speak, the, you know, the average price point for the villas is approximately $500,000. And we know that the prices will increase significantly over the next few phases. Now, the fact that we have only 500 over the 20,000 properties, it will create a rarity effect. So, villas, if you're looking for the big wow, the big impressive house, if you're a golf lover, and if you want to, uh, you know, to make sure that your investment will progress throughout time, villa and townhouses are the perfect two options for you. Now, how does that work to get your property at Larimar City and Resort? Well, quite frankly, the buying process is very simple, guys. Okay, step number one. We have three steps. Okay, so bear with me. Step number one is to submit a copy of your passport. We'll send you a buyer identification form. It's a three-page document that you need to fill in. We just want to know who is the buyer. So it's very simple and straightforward. And then you need to make a $2,500 deposit, regardless the price point of your property. So these three elements are part of step one to buy your own property at Larimar City and Resort. Step number two is quite simple as well. We'll send you a first draft of your contract, which you can take the proper time to review it. Obviously, we'll be working with you on this. We'll be back and forth, you'll most probably have questions for us, and we'll help you understand the different clauses included in this contract. Now, once you sign this contract, you have up to 15 days to make your first significant deposit, which is 20%. Obviously, we'll deduct the $2,500 that was already paid in phase one. Once your contract is signed, we submit that contract to the independent organization, which is the insurance company, and then they provide us with the insurance policy that will protect 100% of your deposit that you will be making from day one to delivery of the project. And then step number three, which is the ongoing payments. It's simple. So you have made your $2,500 in step one. You have made your 20% deposit minus that $2,500 in phase two, and then phase three is basically to respect the calendar of payments. So now, let's talk about the deposit, right? Deposits are 20% cash down when you sign the contract, as I said. Then we have to pay a 40% between that signature and the delivery of your property according to the payment plan that you've chosen.

[20:16]And then an additional 40% at delivery. That 40% can be a cash payment. It can also be a mortgage from your bank of choice. Now, we do have a great collaboration with the Scotia Bank in Punta Cana. If you need some help with that, it's going to be our pleasure to introduce you to those people because they know the project very well. Their head office is located right next to Larimar's head office in Punta Cana, and they want all our American and Canadian clients to get their mortgages from Scotia Bank in Punta Cana.
