[0:00]So many wealthy people created their wealth from real estate and that doesn't always mean Airbnb, right? It doesn't even always mean short-term rentals, it just means real estate as a whole. If you're looking to invest in something, just do a little bit of research and decide which method is best for you based on your circumstances and your situation. When I started short-term rentals, I started through rental arbitrage because that's what was easiest for me at the time. That's what worked for me in the period of my life that I was in. I recommend starting if you're successful, you have money to invest, you know what it means to invest in a business and you're okay with that. Obviously with any investment, there's always a risk, so just be willing to take that on. I started at 19 by renting because that's all that I could do. I wasn't in a place to buy, I couldn't buy property. Once I was in a place to buy, then I purchased property, do the research, find a property that's in a short-term rental market that performs really well. Short-term rentals are continuing to grow. Short-term rentals are also usually the highest return on cash when it comes to real estate, then mid-term rentals, and then long-term rentals are at the bottom. Obviously long-term rentals don't have as much day-to-day turn around and it's a lot more passive, but it's also less income and so you just have to choose what works for you.
